The duty to manage under CAR 2012
Regulation 4 of the Control of Asbestos Regulations 2012 places a legal duty on the owner, landlord or facilities manager of any non-domestic premises to find out whether asbestos is present, record its location and condition, assess the risk, and put a written plan in place to manage that risk. Failure to do so is an offence prosecutable by the HSE, and it is the single most common finding in HSE inspections of commercial buildings. Our surveys and management plans are built to close that gap and give you a defensible paper trail.
Where asbestos surveys meet invasive weed work
On sites where we are already treating Japanese knotweed or other invasive species, ground disturbance for herbicide injection, root barrier installation or excavation can bring buried ACMs to the surface, particularly on former industrial or demolished sites. Where our weed control teams encounter suspect materials during ground works, we pause, isolate the area and bring in this consultancy service before any further disturbance, protecting you from an unplanned CAR 2012 breach.
